Hard Money Loans

Hard money lending is a short-term private loan to fund a "fix and flip" property (either residential or commercial) that typically includes purchase and construction funds.

The loan is collateralized by the "hard" property with a lender lien filed against it. The returns are a stated interest rate rather than profit sharing.

Equity investments are a partnership where investors share in the profits (and losses) more like a business partner.

While I personally believe every serious investor should include real estate debt in a diversified portfolio, the type of investor that includes private lending as a major component tends to be nearing retirement looking for safer real estate investmentsHigh net worth investors looking for preservation of capital in low-risk with higher-than-average returns and cash flow investors seeking very reliable returns based on a fixed rate of return as well as timing also prefer to add a lot of lending to their portfolios.

Loans are lower risk and best suited for investors looking to preserve capital through real estate. Lenders are in the safest position because we get paid first!

Tax Implications

Interest income is taxed as earned income, whereas income from rents or distributions such as from equity are taxed as unearned income.

For those investing in loans that generate interest, many use a self-directed IRA that is already tax advantaged. Equity investors using an IRA do not get additional tax benefits through the retirement account (no "double dipping" so to speak.)

For others investing in loans, they have other tax abatement strategies such as being a real estate professional or business owner with depreciation and other losses.

Plan ahead before the transaction to make sure you are prepared with your best tax options.

How to Get Started with Private Lending

Rise Capital identifies, underwrites, and funds real estate borrowers, as well as servicing the loan payments and construction draws with all legal and title documents.

Our investors log in to our private portal by creating a login and password to see current deals. Be ready to provide valid ID as these are investment securities regulated by the SEC.

Choose "Soft Commit" to each deal and share class desired, complete the profile and fund.

Class A investors earn 12% investing $200k+ in the fund, and Class B investors earn 10% for $50-199k in the fund. Investors can allocate funds across multiple deals in the fund, a la carte style.

Once the deal is completed, original principal should remain in the fund for 24 months, but earnings can be either reinvested or withdrawn to your linked bank account.

We do all the work of managing the investment on your behalf and send periodic email updates on the progress (who doesn't love a good before and after photo?)
